This information is a summary guide of important information for living in a private association.
Amenities include a club house, pool, snack bar, basketball courts, tennis courts, pavilion, beach and
volleyball area, campground, three lakes, one pond, and various picnic areas and two playgrounds.
Currently there are 1029 dues generating lots and over 869 homes in the subdivision, which consists
of sixteen different sections, with three separate entrances to1-1A, 2-11 and 12-16.
The 2013 membership dues are $500.00. The principal expenses of the association are the upkeep of the buildings,
common areas, salaries of employees, a professional security force, contracted pool service, liability insurance
and legal fees. The annual road maintenance fees are an additional $300 in Sections 1-1A, $60 in Sections 2-11,
and $100 in Sections 12-16, this section currently has a special assessment of $150.00 for road repairs. Section 1-1A and
Section 12-16 are a separate roads association. Section 2-11 is a committee under the Board of Directors.
The Association charges an annual tenant fee which is based on 60% of the current association dues.
This fee is payable at the beginning of the year and allows tenants to use all facilities and the common areas.
The Board of Directors is the governing body of Lake Wilderness.
The Board is comprised of nine (9) elected volunteer members serving one, two or three year terms.
Elections are held each year at an annual meeting of the general member-ship in November.
Monthly board meetings are held on the third Saturday of each month at 9:00 a.m. at the club house with the exception
of November due to the annual meeting and in December the monthly meeting is held the Second Saturday of the month.
